These are general descriptions of what you will encounter in the Austin area when looking for you rental home. These are only vague guidelines. Each management company's policies and requirements are unique and can vary dramatically from the norm.
 Lease terms Standard lease terms are from 6 to 13 months. However some management companies will offer shorter or longer term leases, homebuyers clauses, and transfer clauses. Security deposits Average unit deposits on efficiencies and 1 bedrooms are $150.00, 2 bedrooms $200.00, and 3 bedrooms $300.00. Deposits vary widely. There are many low deposit specials. Pets Most communities will accept a pet 20lbs or under, however we do represent communities that will accept larger animals. An average pet deposit is $300.00. (usually a portion of this deposit is non-refundable) Utilities The majority of the communities provide for the water, wastewater and trash disposal. Leaving you the resident responsible for electric and gas (phone and cable are almost always optional). Check with the property as to which utilities are paid. Furnished apartmentsWe have numerous ways to set up furnished apartments. We have listings for furnished units from the apartment communities, we work closely with a furniture rental company if you wish to furnish one yourself and we have relationships with corporate suite companies that provide everything - utilities, furniture, linens, kitchen utensils, etc. Availability Availability changes on a daily bases. However, we have found that the best time to find an apartment with the maximum number of options is usually 30 to 45 days before your move-in date. We can also accommodate immediate move ins. Rental rates Rental rates vary throughout the city depending on availability, locations and amenities offered by the communities. Advantage Properties offers a free weekly market analysis.
